The house, normally used as the headquarters for the AGESCI Morciano di Romagna 1 group, was built by renovating an old watermill. Inside, there are: one living room, two large rooms, one kitchen equipped with an industrial stove and refrigerator, and two en-suite bathrooms. All rooms are heated by convector heaters. Outside, there is a lit amphitheater for activities. The large outdoor park, partly lawn and partly woodland, is equipped with a bathroom, sinks, and separate showers. Water is supplied by the municipal aqueduct, so there are no supply issues in times of drought. There is a campfire area equipped with wooden benches. The land borders the Conca River, whose cycle and pedestrian paths (on both banks) lead to the sea (10 km) in Cattolica.

The base is accessible by car and truck, while buses can reach within 100 meters of the base.

The base is close to Morciano di Romagna (RN), 1 km from the center, although the town itself is not visible due to the forest blocking it. The bus station (connections to Rimini, Riccione, Cattolica, Pesaro, and Urbino) is 800 meters from the base. Supermarkets and pharmacies are within a 2 km radius of the base.
